Damp in exterior walls is one of the most common building complaints in the Netherlands — and one of the most misdiagnosed. Many cases of apparent “wall damp” are not caused by the wall itself at all, but by problems with the roof, gutters, flashing, or the connection between the roof and the wall. Understanding the actual source of the damp is essential before any treatment or repair is started. Treating the wrong cause costs money and leaves the real problem active.
The most common sources of damp in the facade
1. Overflowing or leaking gutters
The most common cause of damp stains and wall damp that appears to originate in the exterior wall is a clogged, sagging, or leaking gutter above it. When gutters overflow or leak at joints, water flows directly along the surface of the wall. Over time, this saturates the masonry and joints, and moisture penetrates to the interior surface.
Check: Is there green algae buildup or a pattern of stains directly below the gutter line? Does the moisture worsen during or immediately after rainfall?
2. Poor pointing between bricks
Mortar joints between bricks are continuously exposed to weather conditions. Over time, they erode, crack, and gaps form that allow driving rain to penetrate the wall. Poor pointing occurs particularly on exposed facades and around elements such as window sills and lintels.
Check: Examine the joints at the affected area closely. Do the joints sound hollow when you tap on them? Are there visible recessed or crumbling joints?
3. Defective lead flashing where the roof meets the wall
Connections — the lead or zinc seals where a roof pitch meets a vertical wall — are critical waterproofing details. When these fail (due to age, improper installation, or mortar falling out of the joint holding them in place), water washes directly into the cavity wall or through the masonry.
Check: Is the damp spot inside at a point where the roof meets the wall — for example, on the side of an extension, or where a flat roof connects to the house wall?
4. Cracked or peeling masonry
Frost action causes stones to flake — the surface of the stone breaks away, exposing a rougher, more absorbent surface. Cracks through stones or between stones and mortar (rather than just in the joint) allow water to enter directly.
Check: Do you see bricks with a damaged or flaking surface? Are there cracks wider than 2–3 mm in the masonry?
5. Absent or defective cavity wall insulation
Cavity walls are designed with an opening that acts as a moisture barrier. When the cavity is bridged—by improperly installed cavity insulation, by a cavity anchor that has attracted mortar residue, or by insulation that has sagged—moisture can bridge the cavity and reach the inner leaf.
6. Missing or damaged flood barrier (DPC)
The damp-proof course (DPC) is a horizontal barrier in the wall at a low level that prevents groundwater from rising through the masonry. If the DPC is bridged—by a raised path or border, by plaster applied too low, or by earth piled against the wall—groundwater can rise above it.
How the roof contributes to damp facade
The connection between roof condition and wall damp is often underestimated. These are the specific roof-related causes:

Gutters overflowing onto the wall surface (see above).

Rain pipes that discharge at the base of the wall instead of into a drain.

Lead flashing failing at roof-to-wall connections.

Fascia boards that rot behind gutters and cause the wall plate section to become soaked.

Flat roofs without or with inadequate drip edges, allowing water to run back down the wall.
In our experience, a significant proportion of reported cases of façade damp have a roof or gutter component as the primary or contributing cause.
How to prevent moisture in your facade
1. Maintain your gutters
Keep gutters clean and free of debris. Check that all connections are sealed, all brackets are secure, and that water flows freely to the outlets. Annual cleaning is the minimum for most homes.
2. Maintain your downspouts
Ensure that all downspouts discharge into a drain instead of onto the ground surface next to the wall. Check that downspouts are not cracked or separated at the connections.
3. Keep the mortar in good condition
The pointing of the exterior masonry must be inspected every 10 to 15 years and repointed where it has deteriorated. Pay extra attention to exposed facades and to the joints around window and door openings.
4. Inspect and maintain lead flashing
Lead flashing at all roof-to-wall connections must be inspected regularly. Any lead flashing that is lifted, cracked, or has lost its mortar must be repaired promptly.
5. Consider facade impregnation
A breathable, silicone-based facade impregnation product applied to masonry reduces the surface’s water absorption without sealing it — the wall can still breathe. This significantly reduces the penetration of driving rain without the disadvantages of a surface coating or stucco.
6. Maintain the DPC zone
Keep soil, paving, and planted borders at least 150 mm below the level of the damp-proof course. Do not allow plaster, soil, or rubble to bridge the DPC line.
When should you call a professional?
Call a roofer if:

The moisture appears on or under a gutter, roof edge, or lead flashing — the source is likely a roof problem.

You recently had roof or gutter work carried out and moisture has appeared since then.

The moisture is located at the top of the wall or at ceiling level.
Call a building or moisture specialist if:

Moisture at a low level appears on an interior wall on the ground floor.
-
There is no visible roof or gutter problem above the affected area.
-
Rising damp or cavity bridging is suspected.
In many cases, the correct approach is to address the roof and gutter elements first — as these are the most common causes — before investing in wall treatments that may be unnecessary.
